Tenant Satisfaction Measures for City of Wolverhampton Council tenants

The Government’s Regulator of Social Housing is creating a new system for assessing how well social housing landlords in England are performing in their delivery of good quality homes and services. In addition to revised consumer standards, Tenant Satisfaction Measures (TSMs), introduced on April 1, 2023, mean City of Wolverhampton Council, must collect, report, and publish TSM data to give tenants greater visibility of its performance.

The Council is required by the regulator to survey over 1,000 households per year, to gather feedback using 12 tenant perception measures.

The Council owns approximately 22,000 council homes and these are managed on our behalf by four Managing Agents:

  • Bushbury Hill Estate Management Board
  • Dovecotes Tenant Management Organisation
  • New Park Village Tenant Management Cooperative
  • Wolverhampton Homes

To record the data, the Council has partnered with Acuity Research & Practice to conduct tenant perception surveys. Acuity will be contacting tenants by telephone and email to complete surveys, and these will take 8 – 10 minutes to complete. The survey will include questions about repairs, building safety, complaints handling, respectful and helpful tenant engagement, and responsible neighbourhood management.

The surveys will help the Council and our Managing Agents understand what tenants think about their homes and the services provided, as well as what tenants would like us to do in the future.

The surveys are strictly confidential and responses to the Council will be reported anonymously unless you give permission for your details to be shared.
