Bushbury Hill EMB recognises that anti-social behaviour (ASB) can have a major impact on the lives of our tenants and other people living in and visiting our community. We are committed to dealing appropriately and effectively with ASB. Bushbury Hill EMB works in partnership with the police and other agencies to tackle ASB because we believe joint working is more effective.
The definition of anti-social behaviour we apply is behaviour “which caused or was likely to cause harassment, alarm or distress to one or more persons not of the same household..." This is the legal definition used in the Crime and Disorder Act 1998.
ASB involves unacceptable behaviour within the community and can be committed by people of any age. Certain types of crime can also have an anti-social element and whilst the police are the lead agency to tackle crime, we do work with them.
Our focus is on achieving positive outcomes for victims of ASB and on diverting people causing the problems into more positive behaviours. Our policy on dealing with ASB is available here.
We also work closely with the Wolverhampton Anti-Social Behaviour Unit, a specialist unit within Wolverhampton Homes that works on ASB cases in council and private homes. Where appropriate we can refer your ASB case to the dedicated ASB Officer for tenant management organisations, including BHEMB.
Bushbury Hill is a place where people like to live and overwhelmingly everyone gets on well with their neighbours. However, from time-to-time people do fall out with their neighbours. This can be over issues such as
By far the best way to resolve this type of problem is for neighbours to talk to each other calmly and reasonably. However, if this fails it is part of Bushbury Hill EMBs role as housing managers, to speak to tenants where their behaviour is in breach of their tenancy.
Whilst the majority of issues that neighbours disagree over are resolved by people talking to each other, sometimes it can be helpful to have a impartial third party involved.
One of the tools that BHEMB uses to help support tenants resolve their neighbour disputes is professional mediation. The independent mediator will speak to both households, and then lead you through the mediation process. There is no need for you and your neighbour to meet face-to-face to have successful mediation, although you may decide it would be helpful. The focus is on helping you reach an agreed solution with your neighbour.
