Home Improvements Request Form:
You must complete this form if you intend to:
- Make internal improvements to your home such as replacing windows or doors, replacing some or all of the kitchen units or some or all of the bathroom fixtures including the shower.
- Make any external improvements such as building a shed or summer house, adding or extending a driveway/hardstanding
- Making any alterations that include gas or electrics such as replacing a gas fire with an electric fire, changing light fittings.
Please note that the above shows some examples of changes you may wish to make but it is not exhaustive. ANY improvements or alterations require permission.
Note that permission will not be granted for any improvements deemed structural
You should only complete this form if you are ready to make the improvement. We will respond within 15 working days.
Please ensure that your rent account is up to date as permission will be withheld if it’s not.
Please see BHEMB standard list of conditions at the end of this form. Additional conditions may be added to any permission we give you.

Please note however that we do not provide an inspection service for your proposed improvement and will not visit your property in this regard unless deemed necessary. It remains your responsibility to ensure that any planning permission and/or building regulations criteria are met.
Once any improvement works have been completed any maintenance becomes your responsibility.
Please note we will be unable to discuss your request with you until we have fully reviewed the information you have provided.
Standard conditions for the granting of Landlords Permission for improvements:
- Your rent account is up to date
- You have no other outstanding breaches of tenancy awaiting resolve
- You have received our express permission in writing
- You are ready to start your proposed improvement
- You will be completing works at your own expense
- You will be responsible for any and all future repairs/maintenance to any improvements you make to your home.
- Improvements must be carried out by a competent person and if the involve gas and electric, a suitably qualified person
- For any gas or electrical improvements, you must provide BHEMB with the relevant certificates when works have been competed at your cost. You must ensure this is done in a timely manner
- Improvements must comply with any planning permission or building regulations and you must provide BHEMB with copies of approvals or planning permission.
- If damage is caused to your property as a result of your improvement you must repair it at your own expense. If BHEMB are required to effect repairs for you, you will be recharged any costs incurred
- If you leave the property we may ask you to return it to its original condition. This must be done at your own expense or if BHEMB are required to do so you will be recharged any costs incurred.
- You must comply with any additional conditions attached to our offer of permission if granted.
- If your contractor requires access to a neighbours property in order to complete work on your behalf you must get written permission from your neighbour and provide us with a copy.
- If you carry out any improvement that results in any nuisance to your neighbours we reserve the right to ask you to adjust, move or remove it.
