Tenant Satisfaction Measures

What are Tenant Satisfaction Measures (TSM’s)?? 

The Regulator of Social Housing introduced Tenant Satisfaction Measures (TSMs) in April 2023. All landlords are required to survey their tenants to find out how they feel about their landlord and the services they provide. The 12 questions included in the survey are about:

  • Overall satisfaction 
  • Keeping properties in good repair 
  • Maintaining building safety 
  • Effective handling of complaints 
  • Respectful and helpful engagement 
  • Responsible neighbourhood management

Each year, the Regulator requires all Landlords to publish our Tenant Satisfaction Measures (TSMs) data to give tenants more visibility of its performance.

On behalf of the Council Acuity Research & Practice conduct these surveys by phone and email. The survey takes 8-10 minutes and the questions asked are standardised for all social landlords.

The surveys help the Council and its Managing Agents understand tenant opinions and identify areas for improvement. Tenants can express their views and rate their satisfaction with housing services. These responses are compiled into satisfaction levels to identify areas needing improvement.
